Design and Construction Management

Involved from the very first stages, ARION takes part in every defining phase of a project or construction, contributing to the initial concept design, preliminary studies and necessary revisions, and remaining engaged through all subsequent phases until the final delivery of the project.

In collaboration with the project’s architect, ARION develops all engineering work (technical specialties) related to the building, as well as the Passive House project, and supporting infrastructure systems, ensuring both technical and financial alignment as confirmed and validated at each step of the project’s development.

This tight cooperation during the concept phases allows the anticipation of key design decisions, alignment of objectives and requirements, improving compatibility between disciplines in the project, and the opportunity to enrich and personalise each project through detailed attention, resulting in visibly high-quality outcomes in the final product.

Once construction begins, ARION, certified with a Class 5 Construction Licence, ensures and manages the technical and overall execution of the works, applying a strict contractual management model, where all stakeholders are jointly accountable. This model includes procedures for planning control, timely procurement, and quality assurance of materials and technical components.

It is worth emphasising the importance of having the same team that will manage the project both technically and financially involved from the design phase, as it ensures a single point of contact to gather information, early assimilation of priorities, adherence to the defined budget, and integrated accountability from design through to final construction.

Among the many advantages offered to clients through this Construction Contract Execution Model, the following stand out:

  • A single point of contact for the entire project development
  • Controlled definition of the construction process
  • Market consultations to jointly assess and prioritise the quality of each component with the client
  • Budget alignment and control
  • Construction with detailed planning, site preparation, and contract management
  • Accountability and guaranteed adherence to timelines
  • Licensing and communication with all involved authorities
  • Technical system certification, technical Compilation, and maintenance management
  • Getting Final Licences
  • Passive House Certification (carried out by an independent and external company)
